We work with multiple lenders, manage the entire application process, and stay involved through to settlement and beyond.

In most cases, no. We are paid a commission by the lender when your loan settles. If a fee ever applies, for example in very complex or specialist lending situations, we will discuss it with you upfront so there are no surprises.

Most home purchases require a 20% deposit, but there are options for as little as 10%. We will help you explore low-deposit lending, KiwiSaver withdrawals, First Home Grants, and gifted deposits so you can get into the market sooner. For investment properties, most lenders require 30%, but there are situations where 20% is possible. We will guide you through what applies to your situation.

Absolutely. Complex situations are where we do our best work. We regularly help self-employed buyers, people with non-standard income, clients who have been declined elsewhere, investors building portfolios, and those taking on development or construction finance. If you are not sure whether we can help, the best thing to do is have a conversation. We will give you an honest answer straight away.

Pre-approval means the lender has reviewed your situation and approved you up to a certain amount, subject to conditions like a valuation or signed sale agreement. Unconditional approval means those conditions are satisfied and the funds are ready to go. We manage this entire process and keep you informed at every step so you always know exactly where things are at.

From first conversation to approval typically takes around three to four weeks, factoring in time to gather your information, prepare the application, and for the lender to complete their assessment. Lender turnaround times vary, usually two to five working days. We receive weekly updates from lenders and keep you informed every week so you are never left wondering.

Before a single application goes anywhere, we workshop your deal. We look at your situation, your goals, and the specifics of your lending, identify which lender is the best fit, and follow the path of least resistance to get you approved on the best terms available to you.

Sending applications to every lender at once actually works against you. Banks track broker completion rates closely, and a broker who fires off applications carelessly quickly loses the attention and service levels that get deals across the line. Multiple applications also leave a trail of credit enquiries that can hurt your position.
Being selective also protects your options. If we run into an unexpected issue with one lender, we still have room to move. Fire the application everywhere at once and everyone sees the same problem at the same time. That is when you run out of road quickly.
